Property Description

Grenofen Manor is a prestigious and highly regarded development skilfully converted into ten luxury apartments set in beautifully maintained and well established grounds located less than 10 minutes drive of the historic market town of Tavistock located on the edge of Dartmoor National Park.

The property occupies an enviable position with uninterrupted views over park like grounds and with the added convenience of a detached double garage with electric up and over door and water, being  located only a 35 yards away from the property which is approached via a gravel driveway providing allocated parking for two vehicles leading to a discreet private front entrance located on the corner of the building.

The apartment is arranged over two floors which you access via a entrance lobby with a handy downstairs cloakroom and doors off to the reception rooms and a modern kitchen fitted with a tasteful cream kitchen designed with ample worktop space and a large double glazed sash window which overlooks the garden and private terrace and a door that takes you through to a bright and spacious dining area with french doors overlooking and directly leading onto a large private terrace providing ample space to relax and enjoy the stunning views. Also to the rear are large double glazed sash windows which flood the sitting room with plenty of natural light with attractive marble feature fireplace which adds a nice focal point and a door to a large understairs storage cupboard for storing everyday items.

On the first floor are two double bedrooms with large skylight windows to the rear. One bedroom is fitted with double wardrobe cupboards with central mirror fronted doors complete with matching bedside tables and double chest of drawers. Both rooms benefit from generously sized en-suites, one is fitted with a full sized combination bath with shower above and the other with a large walk- in double shower. The en-suites are fitted with individual matching sanitary ware and have skylight windows. The water is heated via a modern pressurised water cylinder located in an airing cupboard located in the bathroom with shelving for linen and towels.

The outside space is impressive with a large wraparound terrace providing ample space for garden furniture which adjoins beautifully maintained lawned grounds with a large water fountain and an outside alfresco seating area discreetly located over in the far corner of the grounds affording privacy and seclusion away from the Manor with wooden tables and benches for use by the residence.

HISTORY

The immediate area is originally to be found described as Grenefenne in the thirteenth century and the first mention of the Manor is in the Apportionment in the fourteenth century Whitchurch Parish Tithe Map where it was categorised as a Pleasure Ground owned by a Harriet Carpenter. The original Medieval Manor House, however, eventually fell empty and derelict and the "new" Manor House was erected on the same site in around 1760. The Manor remained as a family home until 1956 when it took on various commercial uses up until 1979. It then became a Country Club until being converted into ten properties in 1988.

TENURE

999 year lease established from January 1988 with each of the 10 Apartment owners being a 1/10th director of Grenofen Manor Management Company that owns the freehold.

A service charge of £800.00 per quarter covers the communal costs of maintaining and insuring the building and grounds.

COUNCIL TAX: The property is currently assessed at Band C
