Tenant Find and Property Management

• Free of charge Appraisal.
• Promote and market your property.
• Qualifying prospective tenants – financial background checks completed before viewing your property.
• Undertake viewings with prospective tenants either using the keys supplied by the Landlord or liaising with the current occupier.
• Liaising between Landlord and prospective tenant for introductory meeting.
• Further qualifying of your tenant – reference checks – carry out the Right to Rent Act obligations, Experian Credit Check, property drive-by for local applicants.
• Administration – generating a Tenancy Agreement for signature from both parties.
• Check-in your new tenant, complete the inventory report (to include photographs) and read meters ready for your submission to utility provider/s.
• Collect the first month’s rent and deposit – the deposit will be lodged with the Deposit Protection Scheme. Our fee will be taken, and the remaining balance transferred to you.
• Inform relevant utility companies.
• Endeavour to arrange for minor repairs, general maintenance and replacements to the property whilst let, without necessarily consulting the Landlord beforehand to the value of £250 – not being responsible for damage or loss incurred to the property or Landlord in the event of repairs, general maintenance or replacements not being carried out.
• Regular checks to the property with a report to the Landlord where appropriate for general oversight of the property and its care by the tenant.

Costs: Tenant find only – An all-inclusive fee the equivalent of 3 weeks rent.  Managed property – Tenant find and qualify to be discussed and then a flat fee of 12.5% of the monthly rental price with no regular added extra, although should the need arise to re-visit the property after inspection, administrative charges and costs incurred from exceptional circumstances will be charged at £40/hour.
